Air Conditioning
Heating / Thermostat:
Fuses in unit, compressor, fan motor, blower assemblies, condensate water leaks, refrigerant, starting and running capacitors, high and low pressure switches.

20-Point Air Conditioning Tune-Up:
See panel, above.

Refrigerator & Icemaker: Compressor, icemaker, door gaskets and free use of loaner if we must remove for repairs.

Dishwasher:
Operational parts, valves, switches and heating elements.

Microwave (built-in):
All electrical components including timer and clock assemblies, fan and magnetron tube.

Oven/Range:
Self-clean or continuous clean, oven bake and broil elements, all four surface burners, timer and clock assemblies and door gaskets.

Garbage Disposal:
Motor, switches and other operational parts.

Water Heater:
All electrical components such as heating element, thermostat, reset overload button.

Plumbing:
Inside dwelling - Labor, parts and material to repair or replace: water leaks on exposed plumbing, washers, seals, o-rings and cartridges in faucets; stoppages in sinks, tubs, traps, drains and toilets; repair of leaks to water pipes in walls (up to one inch in diameter, cost not to exceed $500), lift toilets and replace wax seal and flange, clear stoppages with cable; labor only to replace faucets, faucet handles, showerheads, sinks, toilets and tub/sink pop-up assemblies if purchased from Service America. One piece toilets and bidets are covered for labor only.

Electrical System:
Inside dwelling - Faulty circuit breakers, accessible standard wall switches and receptacles, fluorescent light ballasts and end clips.

Ceiling Fans:
Motor, speed switch in fan and directional switches.

Evaporative Cooler:
Motor, floats, belts and water pump. Not covered: Pads, start up, shut down and replacement.

Trash Compactor:
Motor, switches and other operational parts.

Optional Coverage
(home buyer only)

Washer:
Motor, belts, timer, transmission, pump and other operational parts.

Dryer:
Motor, belts, timer, heater assembly and other operational parts.

Replacement Coverage

Items with the Symbol have replacement coverage. With home buyer's replacement coverage, when a covered item ages to the point that it can no longer be repaired to a working condition, we will replace it. Under these circumstances we will replace it with a brand new comparable unit.

There is a 30 day wait for replacement coverage to go into effect from initial date of coverage. Before replacement coverage becomes effective, we reserve the right to collect the model and serial number of each appliance. See contract for complete coverage specifics & exclusions.
